New U.S. Census data shows that the nation&#8217;s five fastest-growing cities from July 1, 2024, to July 1, 2025, are all in the Lone Star State. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">this increase <\/span><span data-preserver-spaces=\"true\">is led<\/span><span data-preserver-spaces=\"true\">    Celina, a suburb north of Dallas, saw its population grow nearly 25% in the same year, reaching 64,427 residents. By comparison, the total US population grew by only 0.5%.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">&#8220;The main reason for the additional upside and growth is almost entirely related to builders being able to get lower costs at lower rates in those cities,&#8221; said Damon Williamson, broker at The Agency Dallas.<\/span><a rel=\"noopener\" target=\"_blank\" class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/news\/trends\/census-fastest-growing-cities-celina-texas-home-prices\/\"><span data-preserver-spaces=\"true\">    realtor.com<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Why are Dallas and Houston running the show?<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">All cities cited revolved around the super-hot Dallas and Houston metros. <\/span><span data-preserver-spaces=\"true\">Four of the five cities\u2014Selina, Princeton, Melissa, and Anna\u2014are located around the Dallas-Fort Worth metroplex in North Texas, while the fifth, Fulshear, is near Houston.<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">scoring<\/span><span data-preserver-spaces=\"true\">    Explosive growth rate of 15%-25%.<\/span><span data-preserver-spaces=\"true\">    Part of the attraction is the small-town feel of these cities, their proximity to a big city and its amenities.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">\u201cPeople want land, location, great schools, restaurants, sports and a hometown feel,\u201d said Keller Williams North Country agent Georgina Heinen. <\/span><a rel=\"noopener\" target=\"_blank\" class=\"editor-rtfLink\" href=\"https:\/\/www.cbsnews.com\/texas\/news\/celina-princeton-melissa-anna-texas-fastest-growing-cities-north-dallas-census-data\/\"><span data-preserver-spaces=\"true\">CBS News<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">However, because land is cheaper here than elsewhere, the potential for development has not diminished, despite the explosive growth in residents. &#8220;In 20 years, we&#8217;ll be as big or bigger than Frisco or Plano \u2014 Celina has land,&#8221; Hannon said. &#8220;It seems slow until it suddenly gets here.&#8221;<\/span><\/p>\n<div class=\"justify-center \" x-data=\"{ IabAdad_block_: popAd(('r720x90'), '1') }\" :class=\"IabAdad_block_.linkURL ? In fact, with the strong job market and positivity <\/span><a rel=\"noopener\" target=\"_blank\" class=\"editor-rtfLink\" href=\"https:\/\/www.nytimes.com\/2026\/05\/14\/us\/us-population-growth-midsize-cities.html\"><span data-preserver-spaces=\"true\">Net migration from expensive northern and coastal cities<\/span><\/a><span data-preserver-spaces=\"true\">Looks like this will continue, though <\/span><a rel=\"noopener\" target=\"_blank\" class=\"editor-rtfLink\" href=\"https:\/\/www.texastribune.org\/2026\/01\/27\/texas-population-2025-census\/\"><span data-preserver-spaces=\"true\">Slow pace compared to recent years<\/span><\/a><span data-preserver-spaces=\"true\">Partly because of the immigration shutdown.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">&#8220;Medium-sized cities found a &#8216;Goldilocks zone,&#8217; where domestic and international migration, combined with new housing, helped offset the sluggish growth seen in smaller cities and larger metropolitan centers,&#8221; Matt Erickson, a statistician in the Census Bureau&#8217;s Population Division, said in a news release.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Dallas-Fort Worth: A Rental Property Investment Haven<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">According to the Urban Land Institute and PwC <\/span><a rel=\"noopener\" target=\"_blank\" class=\"editor-rtfLink\" href=\"https:\/\/www.pwc.com\/us\/en\/about-us\/newsroom\/press-releases\/emerging-trends-in-real-estate-2026.html\"><span data-preserver-spaces=\"true\">Emerging Trends in Real Estate Report<\/span><\/a><span data-preserver-spaces=\"true\">DFW is the No. 1 market to watch in 2026 and as such, a paradise for investors.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Andrew Alperstein, partner in PwC&#8217;s US real estate practice, <\/span><a rel=\"noopener\" target=\"_blank\" class=\"editor-rtfLink\" href=\"https:\/\/www.cnbc.com\/2025\/11\/06\/top-real-estate-markets-to-watch-in-2026-pwc-report.html\"><span data-preserver-spaces=\"true\">told CNBC Make It<\/span><\/a><span data-preserver-spaces=\"true\">    At the end of last year:<\/span><\/p>\n<p><em><span data-preserver-spaces=\"true\">\u201cWhat&#8217;s really changed over the last few years is that change in financial services in Dallas has become more rapid. Companies are moving, and the population is growing, but it&#8217;s not all about financial services. <\/span><span data-preserver-spaces=\"true\">Its economy is quite diverse, it is still relatively affordable, and <\/span><span data-preserver-spaces=\"true\">there is<\/span><span data-preserver-spaces=\"true\">    easy access <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\">    Dallas has a great story that will likely continue from a migration perspective and ongoing growth and expansion.<\/span><\/em><\/p>\n<p><span data-preserver-spaces=\"true\">There are a large number of jobs that have flowed into the areas due to business-friendly tax laws to boost the economy and housing. The metroplex is projected to attract 100 corporate headquarters from 2018 to 2024, including AT&#038;T, Southwest Airlines and Texas Instruments, according to a PwC and Urban Land Institute report.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">numbers work<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">The numbers work in an important way for investors. When that safety net isn&#8217;t present, tenants are more likely to pay on time.
