Every month, I invest $5K to $10K in one new thing. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">I have made a lot of mistakes. But even so, I still performed far better with my passive investments than when I purchased assets directly as an active investor. And I didn&#8217;t have to give up my nights and weekends to do this, as I did when purchasing fares directly. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">If you are curious about it <\/span><span data-preserver-spaces=\"true\">passive investing<\/span><span data-preserver-spaces=\"true\">    in syndication but <\/span><span data-preserver-spaces=\"true\">Worry<\/span><span data-preserver-spaces=\"true\">    About this <\/span><span data-preserver-spaces=\"true\">How to do <\/span><span data-preserver-spaces=\"true\">Minimize<\/span><span data-preserver-spaces=\"true\">    risk<\/span><span data-preserver-spaces=\"true\">Get started with these screening criteria.<\/span><span data-preserver-spaces=\"true\"> <\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Evaluate Experience and Performance<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">It doesn&#8217;t matter how trustworthy an operator is if he doesn&#8217;t have much experience. They can make you lose money even with the best intentions. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Start by asking how many syndication deals they have done. Ask separately about single-family or other real estate investments they&#8217;ve made, but don&#8217;t let them put together single-family investments with a full-blown syndication. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Then dig deeper: <\/span><\/p>\n<ul>\n<li><span data-preserver-spaces=\"true\">How many of the X syndication deals you&#8217;ve done have gone full circle? <\/span><\/li>\n<li><span data-preserver-spaces=\"true\">What was the average IRR (Internal Rate of Return) you delivered to your passive investors (LPs)? <\/span><\/li>\n<li><span data-preserver-spaces=\"true\">How are the Y syndication deals you currently place and manage performing compared to projections? <\/span><\/li>\n<li><span data-preserver-spaces=\"true\">What is the cash-on-cash return (yield) that each is currently delivering?  <\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Have you ever had to suspend delivery? <\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Have you ever had to make a capital call? If yes, why? <\/span><\/li>\n<\/ul>\n<p><span data-preserver-spaces=\"true\">In my co-investment club, we look to invest with operators who have done multiple deals. I can live with operators who have made mistakes &#8211; as long as they learn from them and course correct. After all, this is why you want to invest with experienced syndicators. <\/span><\/p>\n<div class=\"justify-center \" x-data=\"{ IabAdad_block_: popAd(('r720x90'), '1') }\" :class=\"IabAdad_block_.linkURL ? 'flex pt-8' : 'hidden'\">\n<div class=\" hidden sm:block\"><\/div>\n<div class=\"block sm:hidden\">\n          <img class=\"m-0\" :src=\"https:\/\/www.biggerpockets.com\/blog\/IabAdad_block_.r320x50\" :alt=\"IabAdad_block_.r320x50Alt\" loading=\"lazy\" fetchpriority=\"low\"\/>\n        <\/div>\n<\/p><\/div>\n<h2><span data-preserver-spaces=\"true\">Evaluate market-specific expertise<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Even though I want to invest my money shallow and broadly, I want to do so with syndicators that are narrow and deep. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">what about sponsor <\/span><span data-preserver-spaces=\"true\">stare<\/span><span data-preserver-spaces=\"true\">? What type of property do they specialize in? How many units of that particular type of property have they purchased? How many years have they been buying them? <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Then research the geographic market. How many properties and units have they bought there? Why did they choose that market? Do they have their own team on the ground, or do they outsource everything? <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">If they outsource their property management and construction, how many properties have they worked with that third-party organization on before? <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">For <\/span><span data-preserver-spaces=\"true\">multi Family<\/span><span data-preserver-spaces=\"true\">    In terms of assets, we generally want to see deep geographic expertise. For example, last month our co-investment club invested (for the third time) with an operator that specializes in workforce housing in Cleveland. <\/span><span data-preserver-spaces=\"true\">The principal grew up and lives in Cleveland. <\/span><span data-preserver-spaces=\"true\">his everything<\/span><span data-preserver-spaces=\"true\">    leadership team.<\/span><span data-preserver-spaces=\"true\">    They have an in-house staff that manages their properties and meets personally. They know the market inside and out and follow the same process with every property they buy. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">For other types of assets, market information matters less. We have invested several times with a land flipper that serves dozens of counties in eight states. In that area, he is able to do his due diligence from a distance. But he has also turned over thousands of parcels, so he has <\/span><span data-preserver-spaces=\"true\">asset class specialization<\/span><span data-preserver-spaces=\"true\">. <\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">evaluate reliability<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">It doesn&#8217;t matter how knowledgeable and experienced an operator is <\/span><span data-preserver-spaces=\"true\">Now!<\/span><span data-preserver-spaces=\"true\">    I will take my money and run away to Guatemala.<\/span><span data-preserver-spaces=\"true\"> <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Of course, you can&#8217;t directly ask them if they&#8217;re trustworthy the way you can ask about their experience. you have to circle <\/span><span data-preserver-spaces=\"true\">nearby<\/span><span data-preserver-spaces=\"true\">    Reliability; Come from that side. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">I start by asking about their worst performing deal. what went wrong? How did they handle it? What was the outcome for their investors? <\/span><\/p>\n<aside class=\"my-10 xl:my-4\">\n<p class=\"font-bold mt-0 mb-4 text-xl text-slate capitalize\">You might also like<\/p>\n<\/aside>\n<p><span data-preserver-spaces=\"true\">Drill deeper. Which other deals have not performed as per expectations? Why? What is his current status? <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">I also ask if they have ever lost money on a trade and what happened. Then I ask a follow-up question: Have you ever lost? <\/span><em><span data-preserver-spaces=\"true\">investors<\/span><\/em><span data-preserver-spaces=\"true\">&#8216;Money on the deal? <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">If not, perhaps they haven&#8217;t made enough deals. Or maybe they are lying. So I don&#8217;t mind when an operator admits, &#8220;Yes, I lost money on the initial deal.&#8221; I&#8217;d like to hear, &#8220;But we hit it and made our investors whole, so at least they didn&#8217;t lose any money.&#8221; <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">This suggests trustworthiness. it suggests <\/span><span data-preserver-spaces=\"true\">They<\/span><span data-preserver-spaces=\"true\">    Keep <\/span><span data-preserver-spaces=\"true\">their<\/span><span data-preserver-spaces=\"true\">    Investors&#8217; interests above their own. <\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">evaluate communication<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">I&#8217;ve invested in deals only to have the sponsor disappear with sporadic, incomplete updates. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">This is not acceptable, even if the asset is performing well and paying distributions. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">I want to know the occupancy rates, gross rental income, expenses, net operating income and other key metrics compared to initial projections. <\/span><span data-preserver-spaces=\"true\">i want to know <\/span><span data-preserver-spaces=\"true\">If<\/span><span data-preserver-spaces=\"true\">    they are making concessions <\/span><span data-preserver-spaces=\"true\">to tempt<\/span><span data-preserver-spaces=\"true\">    Tenant<\/span> <span data-preserver-spaces=\"true\">I want them to state current distribution income<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">Together<\/span><span data-preserver-spaces=\"true\">    Total cash-on-cash return for the previous year.<\/span><span data-preserver-spaces=\"true\">    And I want all this every quarter, or even better, every month. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Ask for a copy of their latest property updates for three to five deals. If you don&#8217;t like what you see, consider it a huge thing. <\/span><span data-preserver-spaces=\"true\">red flag<\/span><span data-preserver-spaces=\"true\">. <\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Review the latest deals and underwriting<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">I like to get to know sponsors before I make a deal with them to see if they are actively raising money for it. They&#8217;re in &#8220;let&#8217;s get to know each other&#8221; mode instead of &#8220;I need to raise $10 million asap&#8221; mode.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">But I still want to review the most recent deal they completed. <\/span><span data-preserver-spaces=\"true\">I want <\/span><span data-preserver-spaces=\"true\">See<\/span><span data-preserver-spaces=\"true\">    to their pitch deck <\/span><span data-preserver-spaces=\"true\">Review<\/span><span data-preserver-spaces=\"true\">    His underwriting.<\/span><span data-preserver-spaces=\"true\">    And then I ask:<\/span><\/p>\n<ul>\n<li><span data-preserver-spaces=\"true\">What kind of preferred returns did they offer? Was the profit shared? Why did they choose those numbers? <\/span><\/li>\n<li><span data-preserver-spaces=\"true\">What fees do they charge? Why? <\/span><\/li>\n<li><span data-preserver-spaces=\"true\">How much skin (their own money) do they have in the game? <\/span><\/li>\n<li><span data-preserver-spaces=\"true\">What loan-to-value ratio did they borrow with? Did he personally guarantee the loan? <\/span><\/li>\n<li><span data-preserver-spaces=\"true\">How fast do they predict rents will rise? Less growth = more conservative.<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">How fast do they estimate spending growth? Higher development = more conservative. <\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Did they include sensitivity analysis?<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">Breaking<\/span><span data-preserver-spaces=\"true\">    Investor returns down <\/span><span data-preserver-spaces=\"true\">But<\/span><span data-preserver-spaces=\"true\">    Different fare increase rates and exit cap rates?<\/span><span data-preserver-spaces=\"true\"> <\/span><\/li>\n<\/ul>\n<p><span data-preserver-spaces=\"true\">Every operator will tell you that they underwrite conservatively. Many people don&#8217;t. It&#8217;s up to you to determine that yourself. <\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Get Opinions from Other Investors<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">The more feedback you get from other investors, the better. <\/span><span data-preserver-spaces=\"true\">It starts with those who have <\/span><span data-preserver-spaces=\"true\">In fact<\/span><span data-preserver-spaces=\"true\">    Invested with this operator <\/span><span data-preserver-spaces=\"true\">First<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\">    Ask the operator to provide contact information of some investors who have invested with them on multiple deals, including their worst deal. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Call those people and have a real conversation with them. Try to get a feel for how happy they are with the operator. Ask them how many deals they have invested in with them and how their performance has been, the sponsor&#8217;s communication and how they plan to invest with that operator in the future. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">However, don&#8217;t stop there. search <\/span><span data-preserver-spaces=\"true\">BigPockets Forum<\/span><span data-preserver-spaces=\"true\">    Operator name and company name to see what people are saying about them. do the same in future also <\/span><a rel=\"noopener\" target=\"_blank\" class=\"editor-rtfLink\" href=\"https:\/\/passivepockets.com\/\"><span data-preserver-spaces=\"true\">PassivePockets<\/span><\/a><span data-preserver-spaces=\"true\">    If you have a subscription, and check the sponsor&#8217;s reviews <\/span><a rel=\"noopener\" target=\"_blank\" class=\"editor-rtfLink\" href=\"http:\/\/investclearly.com\"><span data-preserver-spaces=\"true\">InvestClearly.com<\/span><\/a><span data-preserver-spaces=\"true\">. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Finally, vets and operators make deals together with other investors as part of a co-investment club. Having 50 sets of eyes on a deal and 50 different investors interrogating an operator over a group video call makes all the difference in the world. <\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">start small<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">The first time I invest with an operator, I usually invest $5,000. Then I wait. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">At my co-investment club, we have a one-year probation policy. We do not make a second investment with a sponsor until at least 12 months after our first investment with them. We want to see how the first deal performs, how they handle the inevitable curveballs, and how they communicate. If our experience is good, we will invite them again. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Other times I invest with a sponsor, I might invest $10K to $20K. <\/span><span data-preserver-spaces=\"true\"><\/span><span data-preserver-spaces=\"true\">    For the third time, I <\/span><span data-preserver-spaces=\"true\">It is possible<\/span><span data-preserver-spaces=\"true\">    Invest $20K <\/span><span data-preserver-spaces=\"true\">To<\/span><span data-preserver-spaces=\"true\">    $40K or keep it smaller <\/span><span data-preserver-spaces=\"true\">Now!<\/span><span data-preserver-spaces=\"true\">    To spread your money across more deals.<\/span><span data-preserver-spaces=\"true\"> <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">The bottom line? Sponsors need to earn your trust. Most of them talk a good game, and some who are not very obvious actually end up being the best operators. <\/span><span data-preserver-spaces=\"true\">Due diligence<\/span><span data-preserver-spaces=\"true\">    It takes you a long time to weed out inexperienced or unreliable operators.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">But for me, the proof is in the pudding. I want first-hand experience investing small amounts with an operator before investing more, and even then, I don&#8217;t want to deposit too much money with any one operator or market. <\/span><\/p>\n<p><span data-preserver-spaces=\"true\">If this all sounds like a lot of work, it&#8217;s nothing compared to active investing.
